Brigade plan 40 mn sqft expansion

Realty firm Brigade Group will invest around Rs 40,000 crore over the next three years to develop 40 million sq ft of residential, commercial, hospitality and warehousing projects across major cities in South India, as part of its expansion plans.

The Bengaluru-based company said the planned development pipeline has a revenue potential of Rs 65,000-75,000 crore. Brigade Group will fund the investments through internal accruals, customer advances and debt, Executive Chairman M R Jaishankar said.

In a regulatory filing, Brigade Enterprises said it will "invest around Rs 40,000 crore over the next three years for a development pipeline of 40 million sq ft across its markets".

The company currently has 33 million sq ft of ongoing projects and 16 million sq ft of upcoming launches. Over the next two to three years, it plans to increase this to 40 million sq ft, Managing Director Pavitra Shankar said.

"At the moment we have 33 million square feet of ongoing projects, 16 million square feet of upcoming launches. Over the next 2-3 years, we will be increasing that number to 40 million square feet and investing over Rs 40,000 crore in order to achieve that number," Pavitra Shankar said.

Brigade Group, which completed 40 years in business, has developed more than 110 million sq ft across over 300 projects in 10 cities. Its portfolio includes residential communities, office developments, retail destinations, hotels, industrial and warehousing parks.

"Brigade was built on the belief that real estate is ultimately about creating places that have enduring value for people, businesses and communities. Over four decades, we have grown with the cities and markets in which we operate, adapting to changing aspirations and economic realities," Jaishankar said.

"The first 40 years have given us a strong foundation, a diversified portfolio, and a development footprint of 110 million square feet. Our aspiration for the next decade is simple, to achieve in the next 10 years what we have achieved in the first 40 years. It is an ambitious goal, but we have the experience, we have the team, and we have the opportunities," Jaishankar said.

Brigade's operating leasing portfolio has grown to around 10 million sq ft, with additional launches and developments underway. The company also plans to launch a Real Estate Investment Trust (REIT) within the next five years to monetise its rent-yielding commercial assets.

Jaishankar said the company's hospitality business, which has already been listed on stock exchanges, has more than 1,600 keys in its portfolio, with more hotels under development.

Brigade Enterprises Joint Managing Director Nirupa Shankar said office demand remains strong despite global uncertainties, with the company expanding its office assets to cater to global and domestic companies.

On the RBI's monetary policy, Jaishankar said the 25 basis points increase in the repo rate was manageable and would have limited impact on existing and new home loan customers' monthly EMIs. He also said he did not expect a significant impact on housing demand.

The group estimates its  planned developments and new businesses will generate around 23,000 direct and indirect gross employment opportunities across construction, engineering, hospitality, retail, facility management and technology.

Brigade Group has set a target of achieving Net Zero emissions by 2045 through energy-efficient design, renewable energy, water conservation, responsible waste management and sustainable construction practices.
